What we do

Working inside the building, around the building.

Tenant improvements are the bread and butter of GTA commercial work, and they only go well when the contractor understands that the building isn't yours. The building belongs to a property manager who has rules about freight elevators, hot work, dust, smell, after-hours work, deliveries and life-safety. The space below you and beside you belongs to other tenants who don't want to hear hammers at 10 a.m.

We've been working in CBRE, BGIS, Brookfield, Cadillac Fairview and other major-portfolio buildings for years. Most of our tenant work happens after hours: 6 p.m. to 6 a.m. demolition, weekend pours and finishes, dust walls in by 5:30 every night. The base-building team becomes our partner, not our obstacle, and that's earned over time, not declared in a kickoff meeting.

How we work

Working inside an active tower.

Coordination is the work. Build is the easy part.

STEP / 01
Building rules
First thing we get from the PM is the contractor manual — hours of work, freight schedule, hot-work permits, fire-watch protocols, signage, deliveries, dock booking. Every sub working on the job gets oriented before they show up.
STEP / 02
Phasing
We phase the work to keep adjacent tenants comfortable. Demolition windows, sound-controlled hours, dust walls, smell-controlled materials. The tenant beside us shouldn't know we're there until we're done.
STEP / 03
Build
Standard scope — demo, framing, MEP rough, drywall, paint, finishes, doors and hardware, casework. We carry our own permits and coordinate with base-building MEP for connections. Daily clean-up to base-building condition.
STEP / 04
Turnover
Punch list resolved before the tenant moves in. Building reinstated where required by the lease. As-builts and warranty package to both tenant and PM. Move-in coordination with the building's freight schedule.
